  • Magic House, Splendid Location

Located on 8,172 square metres of land, in a quiet area in the heart of Nelson's tourist country, this brand new, 425 square metre, two level home, with three suites, two double bedrooms and two additional bathrooms, faces north to enjoy all-day sun and spectacular views from all rooms.

The outlook is breathtaking, as it extends over pasture to the wide sweep of the Waimea estuary, Rabbit Island and the Mapua Channel, with Tasman Bay revealed through the Cut, against a backdrop of the city hills and Richmond ranges, on the right and the snow-capped Western ranges, on the left.

This is a beautifully executed home. A subtle fusion of palest sandy-grey, warm brown, glass and concrete, the house makes its impact through its superb proportions and clean, contemporary lines. Architect designed by Dave McLeod, exterior construction combines low maintenance, linear board and titan board walls with silver pearl aluminium joinery and an iron-sand Coloursteel roof.

A solid concrete base anchors the house to the site. Warm brown, two level cubes, at each end of a central pavilion, are connected to the upper level living room and master suite by glass-walled galleries. A matching gallery extends between the open-plan family room, dining area and kitchen to the wing, containing the family bedrooms and bathrooms.

The cubes are identical in size. One contains a spacious guest bedroom, walk-in wardrobe and ensuite. It has power outside for a future swimming pool or spa. The other, currently one large room, is plumbed for an ensuite. Alternatively, it would make an ideal pool room. There is a remote controlled, internally accessed double garage and a remote controlled single garage.

A large, concrete platform, inset with a narrow garden, appears to float in front of bi-fold glass doors, opening from the huge entrance hall and guest suite. Smaller platforms are accessed from the cubes. Boulder-studded, warm-toned river stone gardens, surrounding the platforms, are planted in native trees and miniature flaxes. Glass sliding doors, in the upstairs family room and dining area open to a large, 28 square metre, kwila timber deck and outdoor dining area, enclosed by safety glass balustrades, to create a spacious environment for indoor/outdoor living and entertaining.

The house is fully insulated and there is polystyrene under the concrete pads. Argon gas-filled glass doors and windows throughout are double glazed and lightly tinted. There are heat pumps in the living room and open-plan family dining area. All upstairs bathrooms have under-floor heating. There is gas water heating. In addition to recessed ceiling lights, there is feature lighting throughout. Light switches are flush with the walls. The house is wired for a security system and there is plenty of exterior lighting. There is a tap on the deck for cleaning the barbeque and an under-deck valve for a gas barbeque.

The interior is painted merino white throughout. White tongue and groove internal doors feature brushed stainless steel fittings. Natural-toned carpet, with thick underlay, is fitted throughout, with the exception of the family room and dining area, kitchen, staircase and central gallery, which have white oak floors. Large, smoky-grey ceramic floor tiles line the entrance hall, office and laundry. The bathrooms and guest toilet are fitted with pale sand-toned ceramic floor tiles.
